We have parking for THREE cars.... Rent for 2 nights & get the 3rd night free....

There are 3 bedrooms upstairs on the main level and two bathrooms. Two rooms have a king size in their room and the other room has a queen size bed. Downstairs, one room has a queen bed. One room has a bunk bed with a twin on top and a full mattress on the bottom bunk. That room also has a twin bed in it. The last room has a full bed and a queen bed There is an outdoor patio w/ barbeque. For your viewing pleasure there are 3 TVs in the house that feature 20 channels of cable TV including the HBO, Showtime and Cinemax movie channels. There are also 2 DVD players and a VCR.

You'll see magnificent sunsets and panoramic views from our living room and dining room.
	Large living room where there is plenty of room on the leather furniture to enjoy the beautiful sunsets.
	Kitchen with all major appliances. Plenty of counter space and bar area.
	This master bedroom also has a master bathroom and a fireplace.

Because of the central location at the south end, our home is a short walk to the pool and Jacuzzi as well as the beach.

We love to rent to families. Maximum occupancy: 12 guests.

RATES

Sept to May: $225 a night.
Rent two nights and get the 3rd night free.
The weekly rate is $1,125.
Thanksgiving, Christmas and New Years have a 3 night minimum at $250 a night.
There is a one-time $35 maid cleaning fee collected for each stay.

Memorial Day weekend to Labor Day weekend: $250 a night.
Rent two nights and get the 3rd night free.
The weekly rate is $1,250.
There is a one-time $35 maid cleaning fee collected for each stay.

Children under 1 year old do not count toward the 12 person maximum occupancy.
We accept Visa, MC & AMEX.

Always willing to negotiate on last minute rentals.
Check our calendar and if we have any open dates we'll gladly work with you.
We try to make it a win/win situation for all parties.

Reservation Policies:
We ask for 25% down to reserve your dates.
The full payment is due 3 weeks before your first rental date along with the $100 refundable security deposit.
The $100 security deposit is returned one week after your stay assuming no damage to the house,
and you received no fines from the Las Gaviotas Security.

Check-In Time: 3:00 PM but we can be flexible with this time
Check-Out Time: 11:00 AM but we can be flexible with this time

Refund Policies:
30 days or longer: 100 % refund less a $50 processing fee.
15 to 29 days: 50% Refund
Less than 15 days : 0% refund but we will work with you to rent another time at no extra cost
